Building in Bel Air

Bel Air’s steep hillside terrain, large lot sizes, and gated community structures create a building environment unlike anywhere else in Los Angeles. Most projects require extensive geotechnical engineering, caisson foundations, retaining walls, and careful grading plans. Hexagon’s design-build model is ideal for this complexity — our architects and engineers collaborate from day one to design homes that work with the terrain, not against it.

Estate New Construction

Ground-up luxury estates from $500–$900+ per square foot. Bel Air’s topography demands deep caisson foundations, engineered retaining walls, and careful grading — all of which our team designs and constructs in-house.

Hillside Renovations

Major renovations and additions for Bel Air’s existing estates. We modernize homes while working within the Hillside Ordinance’s RFA (Residential Floor Area) limits, height restrictions, and grading allowances.

Fire Rebuilds

Bel Air’s hillside location places much of the neighborhood in Very High Fire Hazard Severity Zones. We rebuild fire-damaged properties with fire-hardened materials, improved defensible space, and modernized structural systems.

Guest Houses & ADUs

Bel Air’s large estates often include detached guest houses, pool houses, or staff quarters. We design and build these secondary structures to complement your main residence while meeting all current building code and ADU regulations.

Bel Air FAQ

How much does it cost to build a home in Bel Air?

New construction in Bel Air typically ranges from $500 to $900+ per square foot. The wide range reflects the extreme variation in site conditions — a relatively flat lot on Stone Canyon Road costs significantly less to develop than a steep promontory above Mulholland. A 6,000 sq ft estate can range from $3M to $5.4M+ in construction costs alone.

What is the LA Hillside Ordinance?

The Baseline Hillside Ordinance (BHO) governs construction on hillside lots in Los Angeles. It limits buildable area based on lot size and slope, restricts grading quantities, caps building height relative to grade, and requires hauling route approvals. Nearly all Bel Air properties are subject to the BHO. Our architects design within these constraints from the initial concept.

How long does permitting take for Bel Air projects?

LADBS plan check for hillside new construction typically takes 6–12 months. Projects requiring haul route approval, environmental review, or Zoning Administrator action can take longer. Fire rebuilds on the same footprint may qualify for expedited processing at 30–90 days.

Do Bel Air gated communities have additional building requirements?

Yes. Communities like Bel Air Crest, Bel Air Ridge, and other gated associations have their own architectural review committees, CC&Rs, and design guidelines that layer on top of city requirements. We work with these HOAs regularly and build their review into our project timeline from the start.

Is Bel Air in a fire zone?

Most of Bel Air is designated as a Very High Fire Hazard Severity Zone. All new construction must comply with Chapter 7A fire-hardening standards, and many lenders and insurers require additional fire mitigation measures. We design every project to exceed minimum fire safety requirements.
